Parking and a private car share program are concerns for the city council about a proposed development at Lakeshore and Cook roads.

Jim Pattison Developments wants to build a six-storey, 104-unit residential/commercial building at 3805 Lakeshore Rd.

There were plans to have Modo Car Share involved in the project, however, the property is currently outside of Modo鈥檚 operating boundary.

Pattison鈥檚 application proposes its own car share program with five stalls in exchange for a 21 parking stall reduction from the 109 total.

鈥淚 lived in a building that had a car share program,鈥 Councillor Luke Stack said. 鈥淭hey had two stalls鈥 saw them used once. I am skeptical.鈥

Stack also had concerns about parking.

鈥淚 think they鈥檙e trying to overbuild the site and put too much on it. Cook Road is already packed with cars that have spilled out from everywhere else in the neighbourhood. I鈥檒l be looking for a proper parking plan for this.鈥

Several other councillors shared Stack鈥檚 concerns.

A large portion of the lot is protected wetlands which limits what the developer can build on the property.

The project, currently home to Beach Radio, and The Lizard, would also provide nearly 5,000 square feet of commercial space.

Council voted unanimously to rezone the property to allow the development to move forward.
