Peachland council seems somewhat happier with a developer鈥檚 plans to build on property in the lower Princeton area of the community.

Council previously had concerns with a townhouse project proposed for the corner of Lipsett Avenue (6137-6147) and Aitkens Road, including rooftop patios, building heights and sight lines being affected.

As the development is currently at the rezoning stage, staff noted that not all concerns were relevant to the rezoning, but could be addressed during considering of a development permit.

However, at its July 16 meeting, council heard that the developer has agreed to remove rooftop patios, reduce the number of units from 42 to 34, and limit buildings fronting Lipsett Ave. to 12 metres in height.  

Installation of a three-way stop at Lipsett and Aitkens is also required of the developer.

鈥淚鈥檓 pleased about that,鈥� said Councillor Dave Collins. 鈥淚t鈥檚 probably as good as it鈥檚 going to get on this if you want to see something on there that鈥檚 going to work.鈥�

Coun. Randey Brophy pointed out the developer has indicated a willingness to work with residents.

鈥淚鈥檇 like to see a sight line with proposed structures on Lipsett at 39 feet (12m) and 36 feet, which is what the residents want, and see what the difference is to the homes on Aitkens.鈥�  

Mayor Patrick Van Minsel reminded council that the project is still at the rezoning stage.

鈥淎t the development permit stage we can say no to certain things if the developer doesn鈥檛 come through with the things we need to see.鈥�

Van Minsel said at that point council will have a better idea of where buildings will be located on the property and what the sight lines will be.

鈥淢ost of our concerns were addressed,鈥� he added.

Council voted to give the rezoning application third reading with councillors Collins and Brophy opposed.
