A property that's been subject to Penticton City Council meetings over the last year and a half is returning to the spotlight, this time with a modified vision.
On Tuesday, Dec. 17, municipal politicians will hear a proposal that calls for the construction of a six-storey, mixed-use development at 686 Martin Street.
Council issued a development permit for a proposed four-storey building at the property in April 2023.
Around two months later, however, parking requirements were removed from the property's zoning (C5 - Urban Centre Commercial), allowing the applicant to add more density to its proposal.
The developer is coming back to the table, as a result, and hoping to construct a six-storey apartment with 30 residential units.
According to a staff report submitted to council, the first floor of the building will include 1,180 square feet of commercial space and a parkade. A total of 17 parking spaces, two motorcycle spots and a 17-space secure bike room will be featured, it reads.
Floors two to six will include 20 one-bed units and 10 two-bedroom units.
Current plans also call for the addition of a rooftop amenity room and deck, city council will hear on Tuesday.
Located in front of the city's lake-to-lake bike lane, the property is currently vacant. It can be found just north of the Martin Street and Eckhardt Avenue intersection.
If city council approves the new development permit — which would allow for the six-storey proposal to proceed — it would have to also cancel the other permit it issued in April 2023, according to staff.
"Land must be developed strictly in accordance with permits issued," the city said, citing the Local Government Act.
The owner has provided the city with consent to cancel the previously-issued development permit.
