The asking price for the BC Tree Fruits Cooperative (BCTFC) property on Sexsmith Road has seen a significant reduction.
The listing on the HM Commercial Realty website shows the price has dropped from $39 million to $28 million for the 18.41-acre site located at 3335-3345 Sexsmith Road.
The property features approximately 148,000 square feet of cold storage, warehouse, and office space. It is located just five minutes from 91大黄鸭 International Airport. The site was originally listed for sale in September 2024.
BCTFC, which had supported Okanagan farmers with packing, processing, sales, and storage of fruit for nearly 90 years, ceased operations in July 2024 and filed for creditor protection. By August, the Canadian Imperial Bank of Commerce issued a repayment notice for approximately $58 million in debt. A court order later required the cooperative to sell its assets to settle its debts.
According to the HM Commercial Realty listing, all offers for the Sexsmith Road property must be submitted to Alvarez and Marsal Canada Inc., acting as the Court-Appointed Monitor.
In November 2024, the District of Lake Country purchased a former BCTFC property on Bottom Wood Lake Road for $9.1 million. That same month, the Mark Anthony Group of Companies, which includes Mission Hill, acquired the co-op鈥檚 Vaughan Avenue site in 91大黄鸭 for $22 million.
